Hollywood Hills Real Estate 

Hollywood Hills is located in an unofficial designated part of Los Angeles, California.  The area extends itself from Hollywood and the Los Feliz District on the south of the Valley to Malibu, Pacific Coast Highway and Pacific Palisades.  The hills of Hollywood Hills forms a barrier to the north of the Los Angeles basin.  

Since the 1920s, the area has seen major residential development in Hollywood Hills real estate.  This includes Laurel Canyon, Mulholland Drive, Mount Olympus, Nicholas Canyon and Beachwood Canyon, which are lined with mansions of the rich and famous.

Hollywood Hills has expanded to include Benedict and Coldwater Canyons in recent years.  The area of Hollywood Hills is just under the famous Hollywood Sign.  Cahuenga Pass is home to the Hollywood Bowl.  

Due to its central location, Hollywood Hills attracts the young and older professionals with access to the San Fernando Valley, studios, Westside, Century City and downtown.  The area's major revenue generator is the media industry.  Many residents of Hollywood Hills real estate are involved in this industry.  This is the United State's biggest export industry when it comes to income.

In the mid-1920s, residential development of Hollywood Hills real estate started right alongside the development of television, movie and music industries.  It was those creative people that were the ones who wanted the privacy of the area and who started the development.  Many famous people have lived in homes in the area.  That is why there is usually a story that comes with each home.  Canyon areas were initially hideaways and elegant mansions were built to express the owners' wealth.

Hollywood Hills real estate offers its residents the choice of a collection of architectural styles.  Some of these choices include bungalows, cottages, ultra modern, contemporary design, hillside homes and Spanish styles.  The area gives you the feeling that you are in the country with beautiful green vegetation, wildlife and streams, all within minutes of the exciting city life.  All the property in the area is zoned as residential.  You will not find duplexes or apartment homes in the area and each home has excellent views of the ocean, city, mountains and canyons.   

Some homes are rented year-round, but most have full-time residents.  The development of residential areas in the hills were started in the mid-1920s and continues today.  Many of the homes were designed by well-known architects that loved the challenge of building homes on the hillside.  This is part of what makes Hollywood Hills real estate so unique.

The Hollywood Hills school system is served by the Los Angeles Unified School District.  The Wonderland School is much sought after.  It has ranked high in the state education scores and has a very popular magnet program.  The area is easily accessible to all public and private schools along with state schools, universities and community colleges.  There are also many different professional schools in law, business, arts, music, culinary, cinema and fashion design.
